Key Issues

The American Construction, Inc. has been presented with a project for constructing a church by the name of World Out reach Church. Originally, the time allocated for the completion of church was around March 2010 but the World Outreach Church made changes and decreased the deadline and wanted the church to be complete on December 14, 2009. This caused some major issues to the American Construction, Inc. as there were several main areas of the church including lobby, sanctuary and bookstore/kitchen café were unfinished. Following are the key issues which the company faced:

  • Since the construction of the WOC was a big project, it was difficult for the ACI to complete it in December 2009 and the possibility of delayed completion would most likely happen.
  • Due to the decrease in the deadline for the completion of the church, it was inevitable that mistakes would most probably occur.
  • The project has been scheduled to be completed by December 2009, therefore,it would create pressure on the employees as they would be required to work hard and overtime.
  • The changes in the schedule of the project have caused lack of motivation to the CEO and the supervisors.

  • Bridget Brodbeck: project coordinator responsible for scheduling subcontractors
  • Larry Hawker: project superintendent who has the responsibility for supervising the work of the crew

Project Timeline

The time allocated for completing the project for the construction of church has been changed. Since the first time given for completion of the project was until March 2010, a time period of 180 days. But due to alternation, now ACI has been given a time period of 90 days as the World Outreach Church desires the church to be completed in December 2009 before Christmas. This has caused ACI some major issues as it can no longer follow the punch list and would require developing a new punch list for completing the project on time in December 2009.

The remaining construction was identified as the three main sections of the church which are lobby, sanctuary and bookstore/kitchen were unfinished. Each of the areas had different activities for their construction and had different duration for each of the activities. The total duration required for completing the Bookstore/kitchen was around 100 days, 141 days for completion of thelobby and 203 days for completing Sanctuary. The project could be completedon time by executing some of the activities at the same time to reduce the duration.

Grott faced various challenges due to these alternations and following are the challenges:

  • Completing the project on time and also within the budget of $34 million.
  • Since ACI was a top leading firm in Tennessee, it had to make all its efforts for completing the project on time for preserving its reputation.
  • Crashing activities for meeting the deadline
  • Ensuring that no mistakes or error occurs on the project
  • Encouraging the employees towork hard and also makes efforts to work overtime.

  • Planning a well-developed plan and through closely monitoring the project.
  • Effectively leading the project to manage time and quality in retaining the company’s reputation.
  • Developing effective crashing activities for shortening the time and also allocating money for the employees for their overtime.
